What is EPDM rubber roofing?
EPDM or Ethylene Propylene Diene Monomer is a synthetic rubber material used for roofing. This rubber membrane comes in sheets that can be cut to size during installation. EPDM rubber roofing is renowned for its durability, lasting up to 50 years with the right care and maintenance. This is the most popular modern roofing material due to the minimal repairs and cost efficiency EPDM offers over time.
What you need to install EPDM rubber roofing

- EPDM adhesive
- Roller
- Utility knife
- Tape measure
- Contact adhesive
- Broom
- Chalk or chalk pencils
- Ruler
- Soffits and facias (for full roof refitting)
Step 1: Prep the surface of your roof
Before you begin, you need a clean, solid foundation to lay your EPDM rubber roofing. You can apply this material to:
- Plywood
- OSB board
- Concrete
- Felt
Start by using a broom to sweep away any dust or debris, like dried leaves and twigs. If the surface is wet from rain, it will need to be dried to prevent trapping moisture under the roofing material.
Inspect the surface for any loose screws or nails that can create an uneven surface or damage the EPDM material.
Without the right preparation, you’re more likely to encounter problems during installation or with your roofing further down the line.
Step 2: Measure the EPDM membrane
EPDM membrane comes in rolls that need to be cut to size. Unroll the membrane and leave it to sit flat for about half an hour. This will allow the rubber to settle and smooth out any bumps from storage.
Once the material is flat, position it across the full surface that’s being covered. You should ensure that when you cut the rubber, you have around 100m of excess. This will allow for trimming and finishing, and for any measuring errors.
Step 3: Apply adhesive to the rubber
When the membrane is cut and laid, fold half of the rubber over to expose the decking underneath. Then, using a roller for smooth and even application, apply a water-based EPDM adhesive. Focus on applying evenly to avoid wet patches that may cure unevenly.
Gently roll the membrane back over onto the surface, slowly applying pressure to remove any air bubbles. Wait a few minutes and then repair this process with the other half of the roofing.
Step 4: Secure the edges of the EPDM membrane
Wait around 20 to 30 minutes to allow the membrane to bond to the surface, and then begin by securing edges and corners with a contact adhesive. Apply this to both the surface and the corner of the EPDM membrane. Leave this adhesive to become tacky before securing the membrane down.
Corners and edges are where the most wear and water damage can occur, so it’s important to give extra attention to these areas so that the membrane is firmly adhered.
Step 5: Trim any remaining membrane
Once the EPDM rubber roofing has cured, trim any excess with a utility knife. Once you’ve done this, we’d recommend installing edge trims for maximum longevity and durability.
Formally known as a fascia, edge trims cover your EPDM corners to offer extra protection and fix the membrane securely in place. These trims can be nailed into place and then sealed with a waterproof sealant around the perimeter.
6. Check your rubber roof
Once you’ve installed your roof and everything is cured, it’s time to thoroughly inspect your work. Check the membrane for any bubbles and loose edges, and make sure that any seams are secured.
EPDM rubber roofing is simple to install and needs minimal maintenance, but you should occasionally inspect your roof and periodically clean the surface to remove any debris that may cause damage.
